Nate and his partner Anne Savage are consistently ranked among "America's Best Real Estate Agents" by Real Trends in the team category for both volume and number of transactions. Additionally, they have been annually awarded both “Top Agent” and “Top Producer” by Washingtonian Magazine since the publication’s creation of the annual award. Their team of two consistently produce over $85MM in volume over about 100 transactions every year. They proudly represent properties of all sizes — studios to estates — and price ranges — $200,000 to over $10,000,000 — in the DC Metropolitan Area.
Nate and Anne formed their partnership in July of 2007 based on a strong friendship and mutual respect for one another’s business acumen. Each was a successful agent in his/her own right, but both thought partnership would benefit their clients. Since that time Anne and Nate have worked with buyers and sellers in DC, Virginia, and Maryland, successfully selling homes and helping buyers find the right place. Their business is predominantly repeat and referral (90+% year in and year out).
In addition, Nate and Anne represent several real estate investors and developers in the acquisition and sale of both income-producing residential property as well as development projects ranging in size from single-family homes to buildings in excess of ten units. They have also developed property, own several investment properties of various types and sizes in the area, and are expert in the financial analysis for the purpose of investment.
Nate and Anne’s experience of selling over $500MM in property allows them to help structure even the most difficult deals. Good relationships with other agents create an environment where they can successfully negotiate their clients’ desires as well as manage their concerns.
Nate is a native Washingtonian. He is a graduate of the Saint Albans School for boys at the National Cathedral and received his undergraduate and master’s degrees in Art History at the University of St. Andrews in Scotland (UK), where he focused his studies on post-1950’s American art. He wrote his Master’s dissertation on Mark Rothko. Nate worked in commercial real estate lending locally and decided to direct his interests to residential sales in February 2006. He lives in a historic (1866) Greek Revival row house in Georgetown.
We are totally over the moon. Best team on the planet.
I initially had my home listed with a team of agents at [another local brokerage house] for 3.5 months. Despite plenty of showings and two price reductions, I unfortunately got no offers. I switched agents to Nate and Anne, who immediately realized that the property needed to be staged. Within a week of going back on the market I got a serious offer and the house sold. In addition to the staging, I valued and trusted Nate and Anne’s candid judgement and expertise. Nate is also an excellent negotiator and I’m glad that I had him on my side during this important transaction. I highly recommend this team!
Thanks so much to all of you for everything. I'm so glad my friend connected me with you—it was incredible working with you, and I couldn't imagine a better process/relationship with any other agents.
The experience working with you all was very easy, and I appreciate all your hard work to make the sale of my condo such a pleasant experience!!
Dear Nate and Anne –
You guys rock! I know it’s your job, but you are a fantastic duo and I really appreciated your professionalism, candor, thoughtfulness and humor! I will be recommending you to everyone and will come back to you when I am ready to move back to DC in about six years!
Thank you both for your amazing effort to get me into my new home. You really went above and beyond at every step of this process. I will certainly continue to sing your praises to anyone considering buying or selling their home in the area.
I look forward to having you over to the new place once I’m settled.
All the best,
I can say in all sincerity that it was an absolute pleasure working with you both and your team. The entire transaction was seamless, from the improvements to the staging and sale. When you hire someone you are never quite sure how things will turn out, and we can say without any reservations that we were entirely pleased. The communication was excellent, and all things promised were done properly and on time - which seems to be an impossible task for many. I appreciate your professionalism and would happily recommend you to anyone looking in the DC area.
We've worked with other realtors before. Nate and Anne aren't just better. They are in a different league.
From our first meeting through our closing, they displayed a level of professionalism, care, and attention to detail that should set the bar for the field. They are exceedingly knowledgeable of the D.C. market and have the track record of sales to prove it. Beyond that, though, what makes them stand out is their willingness to go the extra mile. They managed a seamless sale of our condo while we were living out of state, always giving us the confidence that we needed to know we were in good hands. Their extended marketing and operations team is also first-rate.
There's no one else we'd work with in Washington. We recommend them unequivocally.
Thanks for orchestrating such an effective process to get this unit sold. You and your team are the best! We will direct anyone we know looking for D.C. real estate your way!
P.S. We have to admit Anne was 100% right about the staging!!
Anne and Nate,
Thank you all so much for all of your hard work in getting my property on the market and in securing a sale. The final outcome wildly exceeded all of my hopes and my expectations! And just like the purchase of the property, it was an effortless process for me – all thanks to your diligence. I look forward to hopefully working with you again in the near future and in the years to come.
All my thanks and gratitude,
Nate and Anne, we could not have done this without you. As I told Nate this morning, you are both excellent at what you do. You have our thanks, our esteem, and a promise to recommend you to those we care about!
Thank you all very much for your work on my condo search and closing; it is clear why you all are some of the top realtors in DC! It was very reassuring to have seasoned experts guide me through the process.
Thank you for all the hard work you put in to selling my condo. I am very happy with how everything went and couldn't have asked for a better team. I enjoy working with you all.
If we end up moving back to the district or nearby I'll definitely be giving you a call for the next real estate adventure.
You and Nate are amazing and talented, I wish I had more property in DC so I could work with you more! You are both so smart and personable. If anyone DC folks ask me for a recommendation, I will absolutely give them your name.
Anne and Nate were absolutely wonderful. Their knowledge and experience in Washington, D.C., are invaluable for navigating the labyrinth of purchasing a home. They are professional but personal; they move the process along with focus and energy without being overbearing. They take the time up-front to really learn what you want, helpfully tease out your preferences, and curate an incredibly easy process of looking at potential units. You'd be in great hands. Thanks again.
Thanks for your help on this transaction; your help with title proved to be invaluable. In this business I come across quite a few realtors, but seldom do I come across ones that are so on the ball as you.
Great working with you, sir.
Dear Anne & Nate,
Thank you again for making the process of finding our first home as productive and painless as you did. Your good humor, flexibility, patience and expert advice real helped us out. It isn’t always easy to find a first home, to figure out what it is that you really want. We know that the process would have taken much longer and have been infinitely more frustrating without you. And, dare I admit it, we even had some fun along the way?
We obviously hope we don’t have reason to move anytime again soon - but we look forward to our next opportunity to work with you both in the future, whenever that may be! In the meantime, we will happily recommend or act as references if ever you need.
With our sincere thanks and best wishes for the remainder of the season!
Hi Nate & Anne,
Thank you so much for your work on this property. We’re thrilled with the speed at which it sold, and I am really happy that I was able to accomplish what my father wanted and have the property empty for a minimal amount of time. That meant a lot to me.
You have a referral & reference in me.
Nate et al,
Fantastic job - you and your team have demonstrated why you guys are the best! It was truly a pleasure to do business with you guys and you have my highest recommendations!
All the best!
Thanks to you and the whole team for a great job! We really appreciate it.
Dear Nate and Anne,
Many thanks again for pulling off the seemingly impossible feat so we could buy our apartment! We really appreciated all the dedication, patience (with us and the others!) and super professional job you all did. I feel like I learned quite a bit along the way about DC law and customs thanks to your expert guidance. Also, as I said to Robert thanking him for putting us in touch with you and explaining how well it went, we also had a lot of fun along the way! We will keep in touch and hope to see you all around soon.
Thanks, Nate and Anne, and everyone else who made this happen. Your expertise, support, and diligence made the entire process a breeze.
Seriously—thanks to the four of you—a fantastic WFP team. It was a pleasure working with you.
All the best,
Nate and Anne: I just wanted to thank you again for being such great agents/friends for me during this process of buying my condo and selling my house. It’s been an emotional journey and an enormous undertaking. Your calm demeanor and enthusiastic support have helped tremendously!
Nate and Anne,
Thanks for everything. We are very pleased and enjoyed working with you.
Anne and Nate,
Thank you so much for your excellent guidance in selling my apartment in just one week! I appreciate you navigating me through the complicated sales process and achieving a much better result than I expected. I would be happy to recommend you to friends and found your professionalism and attentiveness to be great. You’re the best.
Dear Anne & Nate,
I wanted to take a moment and thank you both for your help in finding Elizabeth and me our new home. We searched for a long time and covered a large portion of the city — from Georgetown to Dupont to Glover Park to Adams Morgan to AU Park to U-Street to Palisades to Foggy Bottom and finally Capitol Hill—and you knew all the spots and knew them well.
I often read or hear about people having difficult experiences with their real estate agents, but our experience working with you was an absolute pleasure. You always had our best interest in mind and you were not going to be satisfied with just selling a house, but finding the right house for us. You understand that there is more to real estate than just buying and selling property.
As first-time home-buyers we had a lot to learn. You took us through each step and made sure we understood each one along the way. If we were ever confused or unsure, all it took was a quick phone call and you were there help.
We are thrilled with our new place and could not be happier. Thank you both again for everything.
All the best,
Thank you for everything. I'm thrilled with the results and the commitment to excellence from your team.
I swear by you two in any conversation I have about navigating the housing market - thank you for a most amazing experience!
Thank you to the whole team for the no-drama, super businesslike approach to this. You all were awesomely professional, straight up, and responsive - and I can't imagine a better experience. I am so happy this was so easy and stress-free, thanks to all the work you did as a team.
Anne and Nate, thank you and thanks to your team for guiding me through the transaction. It was a great result and I sincerely appreciate the top-quality work, attentiveness, enthusiasm and professionalism you brought to the transaction all throughout.
Nate and Anne — You have been perfect. I couldn't have asked for anything more.
Thank you! You all were terrific — totally buttoned up, strategic, and really fun. The perfect trifecta. You have a client for life, so hopefully I'll be coming back to you after school to see about buying a place. And in the meantime, I'll send my friends your way. Thanks again for everything.
I really appreciate your time and efforts in helping David and me buy our first home. Everyone on the team made an otherwise daunting experience painless. And though it was certainly not the biggest sale your team will encounter, your responsiveness, attention and guidance was every bit as robust as I could have hoped.
Anne — thank you for meeting us where we were at. Every other agent I talked to wanted to push the limits of my buying power, but you listened when I said what I was comfortable with. You were flexible about showing us places at night, in the dead of winter — maybe a deal killer in other situations, but really what we needed. And when issues cropped up both you and Nate were right on it — totally responsive and able to dial down the situation into honest terms.
All of you are great at your jobs. You care about what you do, which certainly enhances the experience for the buyer. This transaction — the first home purchase — is a major life event. Yeah, its business, but it’s also a very gut-level emotional endeavor. You get that. Everyone wants to feel like they are making a smart decision with the home they choose. There are so many things that can go wrong. Ann and Nate, I thank you both for being the grantors of big-picture common sense and patience. I feel good both about my purchase and the way it went. And really, what more could you want?
To Whom It May Concern:
I cannot possibly recommend Anne Savage and Nate Guggenheim highly enough. The choice to hire them to sell my apartment was the best possible decision I could have made.
As a first-time seller at a down time in the real estate market, I had very little idea of what to expect. From the moment I met them, Anne and Nate's expertise and professionalism was evident, and I felt supremely confident in their skills and ability. My impression was right, and they did not disappoint!
Anne and Nate were so communicative and attentive, I frequently felt as I if I was their only client. Whether by email, phone, text, or in person, they kept me fully apprised of every detail. They were always available to answer any question I might have, no matter how small or silly. They kept me informed every step of the way, and followed through on everything. Anne and Nate were nothing but a pleasure to work with.
I was particularly impressed with Anne and Nate's knowledge of co-ops, as they are somewhat uncommon in Washington, and many buyers and agents are uneducated about the differences between co-ops and condos, as well as the nuances in selling or buying such a property.
Anne and Nate aggressively marketed my apartment to both buyers and other agents, pulling in an impressive amount of traffic. They provided me with outstanding advice on how to prepare my apartment for sale, arranged for cleaning and window washing, and always made sure there were fresh flowers to welcome potential buyers.
When it came time for contract negotiations, Anne and Nate provided me with excellent advice in a difficult and potentially sticky situation. At a time of great stress, I felt extremely lucky to have two such strong advocates working for me. In finalizing all the detail work involved in closing the deal and completing the contracts, they were very helpful and always on top of all closing requirements.
My apartment sold quickly and for a great deal more money than I expected, and I owe this completely to the amazing job done by Anne and Nate. I absolutely recommend them to anyone looking to buy or sell a home.
We wanted to let you know what an outstanding job Nate Guggenheim and Anne Savage did representing us in the sale of our condominium in Dupont. Throughout the marketing and sales process, Nate and Anne provided us with educated, well-researched advice, informed market analysis and solid business recommendations. Every aspect of this process went smoothly because of their professionalism.
From the start, Nate and Anne went the extra mile to facilitate this sale. First, they conducted extensive research to ensure the right price point for the condo. Second, they took all responsibility for staging the property, which they did perfectly—the condo never looked better! Finally, they helped us strategize about the timing of the sale, which was a critical component for our situation.
True to their words, within four days of the properly going on the market, we had two offers, one of which was for top dollar. They negotiated a quick closing and as a result, we were able to complete the sale within just six weeks of putting the property on the market—we were thrilled!
Despite the anxious calls and emails Nate and Anne received from us on a regular basis about minute details, they never failed to respond promptly and with all the information needed to put us at ease. Simply put, every aspect of this sale was handled professionally, efficiently and thoughtfully—we are forever grateful!
Dear Nate & Anne,
Long past due, I would like to take this opportunity to thank you both so much for your wonderful, insightful, educational, helpful and fun guidance and work in helping me find the condo and home from which I now write to you happily. We started with my not knowing my search—the city, the market, and worst, my needs and desires—at all, and within a matter of weeks, with your extreme patience and generosity, I came to learn the city, and what I was searching for, extremely well.
As you know, this was my first time purchasing, and I found it infinitely more difficult and complex than simply renting, and not just because it was an investment. This was the first time I had sought out a "home"—versus a "house" or a dwelling for my belongings—and an identity of my life.
And with respect to the investment and transaction technicalities, when it came time to explaining and negotiating the details and signing and executing the legal contracts, you both were spot-on with the appropriate level of insight, support, and advice, without being either overbearing or under-supportive.
You both were patient, gracious, and fun in helping my pursuit. I had a great time those Sundays, and I hope you both had, at least, bearable ones. I hope we can enjoy similar ones soon, without you both having to work. I love where I live and from where I write, and I have you both to thank. Thank you so very much.
All the best,
To whom it may concern:
I would like to take this opportunity to commend Anne Savage and Nate Guggenheim for their excellent work on the purchase of my new unit at the Potomac Plaza Terraces cooperative in Washington, DC. I found their work to be of the highest quality and appreciate the extensive amount of time and effort they invested in finding me the right property at the right price. They were happy to answer all of my questions along the way and made sure I understood each step of the home-buying process. I wouldn't hesitate to recommend them to anyone else looking for a real estate agent and hope to continue working with them in the future. Please let me know if you have any questions, and thank you for your time.
Dear Anne and Nate,
I can't believe you did it! Thank you so much for getting my house sold so quickly and for so much money.
As you know, the house languished on the market for 6 months with another agent with no offers and no real prospects. I was at my wit's end! And all those open houses to no avail. I think I saw every movie there was from March to July of 2007 just to be out of the house every Sunday.
Then you came along and changed everything. You were good to warn me about all my furniture being moved, hidden or tucked out of sight. But the place looked so good when you were done that even I wanted to buy it. I never believed that staging made such a difference, but even my own furniture moved around changed the whole look of the place.
Your candor in addressing the proper pricing of the house was most helpful. Until we met, I did not have a good understanding of the market in my area and reasonable expectations for the sale of my home. What amazed me even more is that you got the house sold in 2 weeks for even more money that I ever thought we could get. You are truly amazing.
Be assured that I am your greatest fan. You not only sold my house quickly, painlessly, and for more money that I thought possible, you communicated the process every step of the way to make it easy and almost fun.
I know who will be selling and buying my next homes to come! I have told everyone about you both. They look forward to working with you, when that time comes for them.
Thank you again!!
We are writing to commend two of your agents on the stellar job that they did to sell our home this November. We listed our house with another agent in September/October and it did not sell, and we were quite disappointed. Anne Savage and Nate Guggenheim came and discussed with us why they thought we were unable to sell our house as well as their marketing plan and staging ideas. Unlike our previous agent, they did not just put our house into the MLS and wait for it to sell.
They told us that we needed to give them free reign on the house for three or four days before listing it, during which time they came in, moved all of our furniture, filled our garage with things they thought cluttered the house, and took out our TV (during the Worlds Series—one of us is from Boston). Despite all this, Anne told us it would take 3 weeks to sell the house and Nate said 4. In less than two weeks we had received a rather low offer, but Anne and Nate insisted that we at least play ball with the buyers. They negotiated strongly on our behalf, and we were able to squeeze quite a bit more out of the buyers and to ratify exactly two weeks after we put the house on the market and two days before we closed on our house in El Paso, TX.
It was absolutely the case that Anne and Nate were the driving force that helped us sell our house as quickly as possible for as much as possible. They listed the home for more than we had initially intended to list it and really did right by us. We received lucid advice and first-class service from a team that we feel rank among the best agents in the city. They were worth every cent of a 6-percent listing, and we would not hesitate for a moment to use them again in the future or refer them to our friends. Please know that you have a fabulous, energetic and dynamic team on your hands.
Ken and Mary
I have worked with many real estate agents in the New York City and Long Island area and I found Mr. Guggenheim to be knowledgeable, professional and creative. Since we never purchased a home in the D.C. area before, we counted on him to walk us through the process. In addition, he helped us work through the complex transaction of purchasing a property that was a bankruptcy case. It would have been entirely possible that we would have walked away from the purchase if we had been working with another Agent.
Thank you for the positive experience.
Dear Anne & Nate:
Who would have guessed that pursuing a listing from Craigslist would find me an incredible real estate team and two great new friends! I should have known better than to try to find my first home on my own—and from Craigslist no less—but you two were there, eager to help, and happy to accommodate. I couldn't ask for more from a real estate agent ... or two!
You guided me through every step of the process, yet made sure to allow me to be comfortable making my own decisions and taking my own risks. You listened well, heard what mattered most to me, and helped me find the most perfect home.
I'm definitely recommending you to everyone I know!
Nate Guggenheim turned out to be just what I needed in a real estate agent. Moving from the Virginia countryside to an apartment in the city after 20 years was not easy, especially since I had 60 days to find an apartment, buy it, and move to it.
Nate, quick to understand what I wanted in a life style and equally quick to perceive what my unspoken needs were likely to be, found just the right apartment in the right building in the right area within a short period of time. Following through and conducting many transactions from 40 miles without traveling to D.C. posed a problem for me. Nate, the perfect gentleman, took over, going beyond the bounds of duty; he facilitated every step of the way! He has earned my loyalty and gratitude forever.
